Make sure your home is clean and polished

Cleaning and upkeep are important considerations for tenants when choosing whether, and how much to pay, to rent your home.  Before showing your home (and also perhaps before taking listing photos), do a thorough cleaning and refresh anything that’s visibly worn or outdated.  Consider hiring a professional cleaning service.  And of course make sure it’s in the same condition when your renters move in.


Be smart about furnishing your place comfortably

If you’re providing a furnished rental, choose items that are both comfortable and practical--in other words, inexpensive enough to replace as needed.  Ensuring your tenants have comfortable furniture in good condition is important for them to feel at-home and enjoy their renting experience--meaning they’ll be much more likely to return or recommend your property to others.  However, you don’t need to spend a fortune to find good-quality, comfortable furniture.  In fact, it’s wise not to go for the pricey options.  That’s because any furniture you provide for your tenants will inadvertently sustain some wear-and-tear and damage, especially if there’s frequent turnover of short-term renters.  


Be professional and courteous to your tenants

One of the biggest determinants of whether you continue to successfully find and/or maintain tenants is how well you address their needs and demonstrate respect.  For starters, abide by the terms of the lease.  Be prompt in completing any repairs and maintenance work, especially those requested by your tenants.  However, always notify tenants in advance when you or any repair professionals plan to be onsite at the property.


The finishing touches can make a big impact

Adding special or thoughtful elements to your home can go a long way toward a favorable recommendation or a return stay, especially when hosting short-term renters with VRBO or Airbnb.  Best of all, these gestures don’t need to be elaborate: a handwritten welcome note or stash of snacks and refreshing beverages will usually be appreciated.  If you’re likely hosting a tourist or vacationer, share some tips on where to eat, how to get around, lesser-known places to visit, and even a good map of the area.
